Westminster Row is a 16,000 sq. ft. retail front Westminster Boulevard, which will soon become Westminster’s new “Main Street”.  Downtown Westminster has been planned to be highly walkable, with retail spaces providing shopping and dining to tenants as well as the multitude of expected visitors to the area.

The building has approximately 274 residential apartment units wrapping a 400-car Wells Concrete precast concrete parking garage.  The apartments will range in size from studios to three-bedroom units with lofts.  Brick is the predominant exterior material with fiber-cement panels used as accents. Amenity spaces face a courtyard with a swimming pool as well as areas on levels two and five facing mountain views to the west.

In 2009, the City of Westminster, Colorado embarked on an exciting process to transform the former Westminster Mall, a 105-acre auto-oriented shopping mall, into a vibrant, mixed-use urban downtown with exceptional access to a variety of public spaces, this project is part of that embarkment.

Wells is in week two of installation on the parking structure portion of this project using more than 100,000 sq. ft. of precast. The garage is structural gray, with form and broom finishes.

Design teams choose precast for parking structure because of its inherent benefits, such as quality and durability. The greater the concrete strength, the more durable the finished parking structure will be. Wells Concrete typically designs at a higher concrete strength than PCI’s minimum of 6,000 psi, which is more than capable of resisting the forces of deterioration facing parking structures in harsh winter months. Site-cast concrete is typically only 5,000 PSI.

Reducing the frequency of cracks is crucial to corrosion control. Weather conditions during on-site concrete placing can have a major impact on the likelihood that shrinkage cracking will occur. Precast concrete is prestressed, providing crack resistance and corrosion control. All precast concrete parking structure products are produced in environmentally controlled facilities with quality control measures taken at every step.
