Westhaven Park Station is a 12-story, 96-unit affordable housing development located just north of the United Center on Chicago's West Side. The development is the final phase of the multi-phase redevelopment of the former Henry Horner Homes. Westhaven Park Station includes ground-floor retail space and covered parking on the first floor, and a second-floor terrace above the lobby offers residents an outdoor space to enjoy.
This development is considered an Equitable Transit-Oriented Development (ETOD), as it is adjacent to the CTA Damen Green Line station that opened in Summer 2024, providing access to public transportation and boosting neighborhood connectivity.



The power of prefabrication.
Prefabricated concrete was used for the entire structure, including the architectural building enclosure, which features a ribbed pattern around the windows and a mix of dark charcoal and bright white sections. Each panel spans three floors, expediting the construction schedule and building enclosure. The insulated panels serve as a sound barrier, minimizing the impact of noise from the train tracks. Internally, floor-to-floor sound transmission is also limited because of the structural concrete.
Additional benefits of the total precast development are durability, low maintenance, and cost-effectiveness—both in the design phase and throughout the building’s lifespan with enhanced energy efficiency attributes. Prefabricated construction also accelerates timelines and reduces disruption in the densely packed urban environment. In collaboration with the Architect, LBBA, the building was designed to be constructed using a "build it inside out" approach, where the crane could sit inside the site’s footprint and work its way to the edge of the site as it completed.
Westhaven Park Station is an excellent example of how prefabricated construction can be used for affordable housing urban revitalization efforts. The building enhances the neighborhood, and with a focus on durability, sound attenuation, and energy efficiency, the development offers a durable and long-lasting sustainable solution for both residents and the community while embodying the city’s ongoing efforts to foster equitable development.
