Porter, a 7-story luxury residential complex located a few blocks from downtown Oak Park, IL, offers 159 units, including 153 apartments and six maisonette homes. The complex offers high-end amenities such as a fitness studio, pet spa, co-working space, and 127 covered parking spaces.
The structural design of Porter includes a 2-story precast podium that supports five stories of wood construction above. The podium’s design incorporated long-span double tees, which allowed for fewer columns and easier parking layouts compared to cast-in-place structures. Additional prefabricated elements like stair and elevator shafts were utilized for their cost-efficiency and speed of installation.
Despite being located in a tight urban space, the construction was efficiently managed using a crane that remained within the project’s footprint. By using prefabricated components, there was no need for a staging area onsite since the product could be shipped to the project as needed.
